AUSTRIAN POST HEADQUARTERS: PREPARATIONS FOR NEW SITE IN THE ROCHUSMARKT AREA IN VIENNA PROCEEDING ON SCHEDULE AND WILL BE READY FOR OCCUPANCY IN 2017SALES PROCESS INITIATED FOR THE POSTGASSE PROPERTY
In 2011 Austrian Post decided to close down its company headquarters located on Postgasse in Vienna’s 1st district, and move to temporary premises on Haidingergasse in the 3rd district. The objective of the company right from the outset was a long-term solution in which it would once again have its main office in a Group-owned building in a central location.
Austrian Post launched an EU-wide search for suitable solutions and ideas for an office and commercial building to serve as its corporate headquarters, which will be built on a commercial property owned by Austrian Post in the Rochusmarkt area in Vienna’s 3rd district. In a two-step competition, the design submitted by the architectural office Schenker Salvi Weber Architekten ZT GmbH together with feld72 architekten zt gmbh was unanimously selected as the winner. An important milestone was reached on February 26, 2014 when the Vienna City Council approved use of the land for this purpose. The planned begin of construction work in 2015 is designed to ensure that the office complex will be ready for occupancy by the end of 2017. The investment of Austrian Post at Rochusmarkt comprises a value creation benefitting the Austrian economy in the high double-digit million euro range.
Austrian Post continually strives to create added value, managing its portfolio of commercial properties in line with the principles of efficiency and increasing value. The planned company headquarters of Austrian Post will house a staff of more than 1,000 employees as well as a post office. It will also offer retail space to external service and commercial enterprises renting up to 5,000 m² of space. On balance, the office complex will encompass a usable floor space of about 48,000 m² including the basement levels.
COMMERCIAL PROPERTY ON POSTGASSE
At the same time, Austrian Post aims to find a commercially viable use for its former company headquarters. It represents a unique building complex with high development potential in a top inner city location on Postgasse. All possible utilisation scenarios were intensively reviewed together with an international team of experts.
This evaluation process clearly gave preference to the sale of this commercial property over other utilisation options, such as renting it or a separate project development.
A transparent commercialisation process supported by external partners will begin in the summer of 2014, encompassing all required steps from the opening of bids to the final sale. The aim of the first step is to create broad-based interest for this unique commercial property both on a national and international level.
HISTORY OF THE POSTGASSE SITE
In 1831 the former St. Barbara Monastery was handed over to the Austrian Postal Administration. Since the founding of the Austrian Postal and Telegraph Department in the year 1866, the company has been located in this partially landmarked building. The building offers a net floor space of about 26,000 m² on a commercial property covering an area of more than 7,200 m².
